The Oakville/Milton Real Estate Board has implemented a new procedure for reporting sale statistics. In Oakville, the average sale price for a detached house in January 2021 was $2,170,656, up 67.4 percent from $1,296,635 in 2020. (This average price has been affected because there were several highpriced properties that sold in January.) The average sale price for a townhouse/condo was $813,471, up 33.1 percent from $747,765 in 2020.

The average sale price for a property in Oakville in December 2020 was $1,743,611 up 28.3% from $1,358,242 in 2019 and year to date the average sale price is $1,565,494.  The average days on market for December was 44 compared to 54 last year.  There were 195 sales compared to 98 last year in the month of December.

NOVEMBER MARKET UPDATE 2020

The average sale price for a property in Oakville in November 2020 was $1,624,037 up 4.4% from $1,305,903 in 2019 and year to date the average sale price is $1,553,374.  The average days on market for November was 38 compared to 56 last year.  There were 327 sales compared to 159 last year in the month of November.

The average sale price for a property in Oakville in September 2020 was $1,541,773 up 20.1% from $1,194,669 in 2019 and year to date the average sale price is $1,280,334.  The average days on market for September was 28 compared to 59 last year.

The average sale price for a property in Oakville in August 2020 was $1,345,439 up 23.1% from $1,092,942 in 2019 and year to date the average sale price is $1,256,611.  The average days on market for August was 31 compared to 55 last year.

“Sales are up on a year-over-year basis for all major home types across Oakville, Milton & Halton Hills, which is a fantastic sign of a return to more normal economic conditions given the current situation that we have all been living through,” says OMDREB President Richard Weima. 

“Detached & semi-detached houses & townhouses were the main drivers of sales growth & the amount of new listings hitting the market continues to rise. As a result, we see that the demand for home ownership is still strong & that means we must continue to focus on the issue of housing affordability in Halton.”

The average selling price for a resale property in Oakville in May 2020 was $1,185,897 an increase of 14.4%.  The number of residential sales for the month was 128 and the average number of days on market was 23.

According to figures released by The Oakville, Milton and District Real Estate Board the average selling price for a resale property in Oakville in April 2020 was $1,251,124 compared to $1,129,093 in April 2019, an increase of 9.76%.  The number of residential sales for the month was 62 compared to 216 last year, which indicates how this pandemic has affected real estate activity. The average days on market was 41.  The average sale price year to date in 2020 is $1,232,000 which is up 9.68% from last year.
